Cancellation Policy

Due to our small size, cancellations affect us significantly.  A last minute cancellation gives us little chance of re-booking the room.  For this reason, we uphold a strict policy:  Once your reservation is confirmed we will refund your deposit less 10% of the total of your reservation as a cancellation fee.  If you cancel within 14 days of your arrival date, you are responsible for the entire amount of the reservation.  Cancellations for any reason within this 14 day period will be refunded (less the cancellation fee) ONLY if we are able to rebook the entire reservation in the same room for the same period of time.

No-shows, late check-ins & early checkouts are responsible for payment of the entire reservation.

Gift certificates:  Once a reservation is made using a gift certificate, no cancellations or date changes will be permitted.  NO EXCEPTIONS.  Gift certificates are not transferable.  We are happy to accept gift cards/certificates from BedandBreakfast.com, up to a maximum of $300 per visit.

 

House Policies & Information

Rates are double occupancy and include a full breakfast.  With advance notice, we will gladly accommodate an additional guest on a pullout twin sofa in "Villefranche" for an additional charge of $60 per night.  11.625% sales & hotel taxes are additional.

Please confirm your arrival time 24 hours in advance, so we may welcome you personally.  Check in is 3 PM to 7 PM.  NO EARLY CHECK-INS.  Check out is 11 AM. 

A deposit of 50% of the total stay is required to hold your room..  Reservations made within our cancellation period of fourteen (14) days will be charged in full upon confirmation.  Deposits must be received within four days of making your reservation and must be made by check or credit card (Visa, Mastercard, Discover or American Express).  Deposits by check must be received within four days of making your reservation and must be guaranteed by a valid credit card.  A confirmation will be sent with receipt of your deposit.  Balance is due upon arrival.

MINIMUM STAYS:  There is a three night minimum stay on weekends in July and August, as well as over Memorial Day and Labor Day.  A two night minimum stay is in effect on weekends between May 14 through Columbus Day, on Thanksgiving, and during the week during July and August.  A four night stay is required for Independence Day Weekend (July 4).

We regret that our accommodations are not suitable for children under 12.

For the comfort of all our guests, A Butler's Manor is a non-smoking facility.  Smoking is permitted in the garden only.  Guests smoking in the house will be charged an additional $500 which is the cost to return the room to a non-smoking status.

We regret we are unable to accommodate guest pets.

For the consideration of other guests, please refrain from cell phone use at breakfast and in the house common areas.

 

Group Bookings

Due to our limited inventory we do not "block" or "put on hold" any room without a 50% deposit.  For reservations by the same party involving three or more rooms, we require the balance to be paid sixty (60) days in advance of scheduled arrival.  A cancellation for any reason of a multi-room reservation will result in a refund, less our standard 10% cancellation charge, ONLY if we are able to rebook the entire reservation (the same rooms for the same period of time).

Please be aware that a group booking is not a "whole house rental" due to insurance and licensing provisions.  The use of the kitchen and owner's private quarters and office spaces are not available for any rental.  Guests may not host parties on site without advance permission and these may incur additional site fees.
