Staying at Our B&B in the Hamptons

A Butler’s Manor provides vacation lodging and getaway accommodations on the East End of Long Island, New York.

One-night stays are payable in full at the time of booking. A deposit of 50% of a multiple-night stay is required upon booking. A confirmation will be sent upon receipt of your payment. Balance is due 14 days prior to arrival (30 days between June and September) and will be charged to the credit card on file.

Cancellation Policy

At A Butler’s Manor, we understand that life sometimes throws a curveball and plans unexpectedly change. We make many preparations, including purchases and staff scheduling, based on our reservations. Cancellations affect us greatly, therefore we uphold a strict policy: If your plans change and you notify us at least 14 days in advance of your scheduled arrival (30 days between June and September), we will refund your deposit less a 10% processing fee.

This 10% fee also applies to changes in your arrival/departure date that result in a shorter stay.

If you cancel for any reason within 14 days of your arrival date (30 days between June and September), please be aware that you will be responsible for the entire reservation. A refund of your prepaid booking, less 10% processing fee, will be made ONLY if we can re-book the entire reservation at the same rate.

Cancellations must be received in writing (email/letter/fax) and acknowledged by us.

For reservations by the same party involving three or more rooms, or for multiple bookings (e.g., several weekends over the summer season) we require the balance to be paid sixty (60) days in advance of scheduled arrival. A cancellation for any reason of a multi-room reservation will result in a refund, less our standard 10% processing fee, ONLY if we are able to rebook the entire reservation (the same rooms for the same period of time).

All cancelled reservations, regardless of notice or reason, will be charged a 10% cancellation fee.

No-shows, late check-ins & early check-outs are responsible for payment of the entire reservation.

A Butler’s Manor cannot accept responsibility for inclement weather, changes in travel plans, personal sickness or injury, family emergencies, etc. We strongly encourage guests to consider the purchase of outside trip insurance from a company such as AAA to mitigate an emergency that might impede your travel plans.

Gift certificates: Once a reservation is made using a gift certificate, no cancellations or date changes will be permitted. NO EXCEPTIONS. Gift certificates are not transferable.

House Policies & Information

Rates are double occupancy and include a full breakfast served each morning between 8:30 and 10:00 AM, use of the spacious indoor and outdoor common areas, free high-speed wireless Internet, and off-street parking. 11.625% sales & hotel taxes are additional.

For the comfort of all our guests, A Butler’s Manor is a non-smoking facility. Smoking is permitted in the garden only. Guests smoking in the house will be charged an additional $500 to return the room to a non-smoking status.

A Butler’s Manor is designed as primarily an adult retreat. We regret that our accommodations are not suitable for children under 12, nor can we accommodate guest pets or emotional support animals. We do have a quiet dog on premises, who does not have access to guest rooms.

All rooms, except “Villefranche,” sleep two persons only, at least one of whom must be a legal adult. With advance notice, we will gladly accommodate an additional guest on the pullout twin sofa in “Villefranche” for an additional charge of $75 per night.

Check-in is 3:00 to 7:00 p.m. If you are not sure of your arrival time or will be arriving later than 7:00 p.m., we can provide you with late arrival instructions. NO EARLY CHECK-INS except by prearrangement and for additional $50 charge (see “Early Bird Arrival” on our booking page). With advance notice, we are happy to store baggage for those arriving by train. Please confirm your arrival time 24 hours in advance so we may welcome you personally.

Check-out is any time before 11:00 a.m. If you need to leave before breakfast is served, please let us know before 7:00 p.m. the night before and we will be happy to provide a “Continental To-Go” breakfast to take with you.

For the consideration of other guests, please refrain from cell phone use at breakfast and in the house common areas.

MINIMUM STAYS: There is a three-night minimum stay on weekends in July and August, and midweek during Hampton Classic Week (end of August), as well as over Memorial Day and Labor Day. A two-night minimum stay is in effect on all other weekends between April and November, and midweek during July and August except for Hampton Classic Week. A four-night stay is required for Independence Day (July 4). Where weekend minimums apply, all nights that include a Saturday will be charged at weekend rates.


Due to our limited inventory, we do not “block” or “put on hold” any room without a 50% deposit. Please be aware that a group booking is not a “whole house rental” due to insurance and licensing provisions. The use of the kitchen and owner’s private quarters and office spaces are not available for any rental. Guests may not host parties on site without advance permission and these may incur additional site fees.

Any violations of these policies will result in requiring you to find other accommodations immediately. Refunds will not be considered.

Gift Certificates: Give the gift of relaxation. Gift certificates are available for purchase in any amount. Please inquire.

Privacy Policy

At A Butler’s Manor we take protection of our guests’ personal information seriously.

Personal information is collected solely for the purposes of confirming your reservation and preparing for your visit. Personal information comprises:

  • Name
  • Address
  • Phone number
  • Email address
  • Credit card details (encrypted)
  • Other information provided by you that is pertinent to your stay (e.g., dietary preferences, special occasions)

After your stay, this personal information is stored solely for the purposes of simplifying the booking process should you make a booking with us in the future.

All electronic personal data is stored securely by our reservation system provider, ThinkReservations.

Backup paper copies of personal data are stored at A Butler’s Manor in a locked room accessible only to the Innkeepers, and are destroyed within a calendar year of your booking.

We do not share any of this information with third parties.

We send out email newsletters a maximum of three time per calendar year.

On occasion we may feature a story about a guest in our blog or on our Facebook/Instagram pages. This may involve a photograph and/or naming the guest (first names only). We do not publish this information without the express prior permission of the guest.
